We’re here to make your rental experience smooth, supportive, and rewarding.


Here’s what makes us different:

  • ✅ Need second-chance leasing?  Have a past eviction, broken lease, or less-than-perfect credit? We understand that life happens. Many of our property owners are open to working with qualified applicants through our Second Chance Leasing Program.

Rental Criteria

Please review the following qualifications before submitting your application:


Income Requirements

  • Applicants must earn at least 2.5 times the monthly rent.
  • Verifiable proof of income from the past 30 days is required.


Identification

  • A valid photo ID is required. (Paper/temporary IDs are not accepted.)
  • Each adult (18+) must submit a separate application.


Application Fees

  • $55 per adult (non-refundable).
  • Special Offer – June 2025 Only!
    Admin fee is half off: $50 through June 30, 2025.
    (Regular admin fee is $100; non-refundable one-time fee.)


Application Process

  • Upon approval, deposit and lease signing are due within 48 hours to hold the unit.  Additional approval needed for longer time frame. 
  • If move-in occurs within the last 5 days of the month, next month’s rent is due at move-in.
  • Applications may be denied for:
    • Incomplete information
    • Insufficient documentation


Background & Credit Check

  • Criminal and credit history are reviewed on a case-by-case basis.
  • No violent felonies within the past 10 years.
  • Sex-related offenses may result in denial.
  • No minimum credit score required (applies to many properties).


Holding Policy

  • After approval and lease signing, vacant/ready units can be held for a maximum of 5 business days. Additional approval needed for longer time frame.


Pet Policy

  • $150 non-refundable pet fee per pet
  • $200 refundable pet deposit per pet
  • Max 2 pets (some exceptions may be approved by the owner)
  • Most owners do not have breed or weight restrictions
  • Pet approval is required before lease signing

While many of our property owners participate in our Second-Chance Leasing Program, not all do. Please verify property eligibility before applying.
